Hi all,
Vanilla are planning an update to the site on April 24th (next Wednesday). It is a major PHP8 update which is expected to boost performance across the site. The site will be down from 7pm and it is expected to take about an hour to complete. We appreciate your patience during the update.

    Just wondering if anyone has any information on likely selling prices in these two estates?

    Or any other thoughts on either development?

    So got a mail today re Fernbank saying the apartments will now not be offered for general sale. Does this mean that some REIT has bought the entire development?! If so its ridiculous. Another kick in the teeth for regular people trying to buy their own place!

    Its a free market so the developer can do what it wants to do with the apartments. The REIT will have them for rent at extortionate rates in the next few months. Government has intervened and controls rents on existing apartments but cant or wont intervene when it comes to some REIT setting up an obsence rental programme that will drain millions out of the country over the next 20 - 30 years.

    If the government is looking to control rents then they should be controlling all rents. The price of new apartments will continue to surge until rent controls are put in place for new apartments.

    At the moment we have a dual system - older apartments in rental hotspots where rents have not been pushed up to market rates are of no interest to investors. New apartment rents can be set at whatever level the market can bear.

    Maybe people looking to buy to live should be looking at older stock where value is a little better
